Whether your project is a new Passive House, a laneway home, a heritage revitalization project or a condo renovation, the process is the same. When we meet for the first time, you have the opportunity to get to know us, and in turn we learn all about you and your project. If you haven’t yet chosen an architect or a designer, we will be glad to connect you with some of the city’s top professionals for consideration. And we will ask the tough but necessary questions to help you advance through the planning process. You’ll get a sense of our dedication to communication and attention to detail at these initial meetings, putting you at ease that you will be taken care of at every step.
With plans and drawings ready for costing, we will prepare a detailed description of the scope of work and an estimate of costs. When you’re ready to sign the contract, we will immediately begin the phase of rigorous preparation essential for successful project execution. We will build a construction plan with the integrated design team that results in the optimal design for your needs, including a set of detailed tender packages for the sub-trades, a critical path schedule, documented specifications and suppliers and the building permit.
During construction, we will create a rhythm of communication and information sharing that works for you. Our standard framework includes weekly reporting with descriptions and photos of the work performed, and biweekly invoicing with budget and schedule updates. The clear detail and transparency of this information will keep you well-informed and confident in our projections. We also recommend regular site meetings to review progress and talk about upcoming work and decisions that need to be made. These site visits are great opportunities to understand the details of your construction, get to know our awesome team of trades and crew, and see the care given to your home.
At the end, when construction is complete and ready for occupancy, we will conduct a detailed walk through with you and the design team to ensure everything is ready. And that’s when the champagne corks pop and your family moves in, truly the most gratifying day in the entire project cycle. After you’re settled we will keep in touch, ensuring any deficiencies or warranty issues are resolved immediately and your satisfaction with your home never wanes.
